Property Management
Exterior and communal cleaning across managed portfolios — one contractor, consistent standards, tender-ready documentation.
What this sector needs
Property managers don't buy cleaning one building at a time — they run portfolios, and the hard part isn't finding a contractor for a site, it's finding one who delivers the same standard across twenty of them. That's the job we're built for. One relationship covers the portfolio: consistent specifications, consistent operatives wherever routes allow, and consistent reporting, so a property manager isn't managing a different quality conversation at every site.
Procurement is the other half of this sector, and we come prepared for it. Formal tenders and approved supplier lists need documentation before they need a price: accreditations, insurance certificates, risk assessments and method statements, safety policies and references. Ours are current, organised and ready to submit — SafeContractor accredited, BWCA member, IPAF-certified for high access — so pre-qualification is an exercise in sending files, not chasing them.
Then there's the accountability that comes with spending other people's money. Service charge budgets get challenged by freeholders and audited by clients, so every visit we make is logged, every job is documented, and reporting goes direct to the property manager. When a landlord or client asks what the maintenance line bought, the answer is on paper.
We already work with regional property management firms on exactly this basis — portfolio contracts, scheduled programmes, and a single point of contact who knows every site on the patch.
Services we provide for this sector
Portfolio contracts typically combine scheduled communal window cleaning across all sites, gutter clearance programmes timed before autumn and after leaf-fall, and soft washing or façade cleaning where render and cladding need restoring. Around those sit grounds maintenance, communal area cleaning, bin store deep cleans, pressure washing of car parks and walkways, and bulk waste removal — the full exterior scope, so the property manager isn't coordinating five contractors per site. Scheduling is planned portfolio-wide: routes grouped for efficiency, visit calendars agreed in advance, and frequencies tuned per site rather than one-size-fits-all. Reporting follows the same shape — per-site records rolled up to portfolio level, so both the site file and the client review have what they need.
