Founded in 2013 on a simple standard.
Clear & Clean was founded in October 2013 by Brian Howard, a window cleaner with thirteen years in the trade and a simple observation: managing agents needed a contractor who returned calls.
The standard wasn't complicated. Turn up when you said you would. Do the job to the standard the brief specified. Clean up after yourself. If something went wrong, come back and fix it without a fight. Bring the paperwork the property manager's compliance file actually needs.
That's still the standard. What's grown is the work. What started as window cleaning for a handful of blocks now covers the full external maintenance cycle for managed residential properties — communal window cleaning, cladding and façade work, gutter clearance, pressure washing, soft washing, solar panel cleaning. The buyers have grown too: managing agents and block management firms across the region who needed one accountable contractor rather than a directory of one-job-each suppliers.

The team is directly employed, not subcontracted out. Every operative is BWCA-trained and SafeContractor-accredited. Public liability cover sits at £5m; employers' liability at £10m; the policy carries an Indemnity to Principal Clause as standard because the managing agents we serve need it on the file. Our insurance, RAMS, accreditations, and references go out with every quote without anyone having to ask.
Most of what we do, you'll never notice. That's the point. A communal block looks the way a communal block should look — clean glass, clean façade, clear gutters, residents not raising concerns — and your compliance file looks the way your compliance file should look. Quietly, on time, every time.
We're based in Rushden, Northamptonshire — and most of our local work happens within an hour's drive of the unit. For larger contracts and portfolio-scale work, we extend further: Midlands, South East, and selectively national where the brief justifies the route. Local enough to know the buildings; structured enough to scale.

Every operative on a Clear & Clean job is on our books, in our uniform, trained to our standard. We don't day-hire and we don't subcontract the work out. The person you meet on site is the person who's accountable for the job.

Accreditation is the floor, not the ceiling.
BWCA, SafeContractor, IPAF — those are the entry-level credentials that prove we can be considered for work, not the things that make us good at it. What makes us good at it is the daily discipline of returning calls, sending RAMS in advance, attending when we say we'll attend, and going back without an argument when something needs a second look.

Show up when we said we would.
Most of what goes wrong on a managing agent's contract goes wrong because someone said they'd be there on Tuesday and turned up on Friday, or didn't turn up at all. A schedule is a promise. We keep ours, and where we can't, we tell you before you have to ask.
