What this sector needs

Block management is a distinct discipline, and we treat it that way. Block managers answer to leaseholders and residents' management companies, not distant landlords — which means the communal areas we clean are also the shared spaces those leaseholders walk through every day. The lobby glass, the stairwell windows, the entrance canopy: if they're grimy, every resident sees it, and the block manager hears about it.

Our service is built around that dynamic. We handle the resident-facing side of the work without escalating it: scheduled visits agreed in advance so notices can go up where the contract requires, operatives who are uniformed, identifiable and courteous around residents, and communications coordinated with the managing agent rather than improvised on the doorstep. Minor resident queries get absorbed at contractor level instead of becoming tickets in the block manager's inbox.

The other half is evidence. Service charges get scrutinised — at AGMs, by residents' associations, by RMC directors — and "the cleaner came" isn't an answer. Every visit is logged, work is documented, and reports go direct to the managing agent, so the service charge line has paperwork behind it.

Block management contracts most commonly combine three things: communal window cleaning, typically monthly for entrance glass and lobby glazing and quarterly elsewhere; gutter clearance, annually or as scheduled, with detailed BigChange reports sent direct to the managing agent; and soft washing of communal façades — render, painted brick and elevations that need long-hold results rather than a quick blast. Around those sit the supporting services blocks actually need: bin store deep cleans, communal area cleaning, grounds maintenance and bulk waste removal. Where services are bundled, we coordinate the schedule so the block experiences one visit, not three — and the managing agent gets one report, not three.
